Breadth Of Management Services

Diversified Association Community Management, Inc. utilizes a team approach to association management. From the experienced manager assigned to your association to the dedicated accounting and customer service personnel, there will always be a staff member with the expertise to handle the task. Specific personnel will always be available to the Board of Directors or homeowners to handle the multitude of diverse issues involved with association management.

Our success in association management is due to:

  • Timely responses to Board Member and Homeowner communications

  • Training and education of management personnel

  • Education of Board members regarding new laws and financial and fiduciary responsibilities to the membership

  • Timely and accurate financial reporting


  • Computerized, easy to read and comprehend financial statements, including accounts receivable, accounts payable, financial statements and bank reconciliation

  • Financial statements provided either on a cash or accrual basis

  • Maintenance of association records and governing documents

  • Preparation of pro-forma budget and scheduling of reserve studies

  • Research of appropriate reserve accounts for board review

  • Timely preparation of government required reports and scheduling of annual auditors


Assessment Collection

  • Preparation and distribution of monthly statements or annual coupon booklets to members

  • Lockbox or remote payment processing of member payments

  • Direct debit and credit card processing at the request of the homeowner

  • Aggressive collection of regular or special assessments including in-house, pre-lien and lien processing of delinquent accounts


Site Management

  • Regular, contractual property inspections

  • 24 hour emergency services

  • Computerized work-order system for accurate tracking of maintenance requests

  • Prompt communication with Board and Association members

  • Annual reporting to Board of new legislation affecting Common Interest Developments

  • Review of scheduled maintenance, whether regular monthly maintenance or special projects

  • Inspection of complex with emphasis on governing documents such as architectural or rules violations Implementation of Best Management Practices (BMP’s) and review of preventative maintenance practices

  • Advise Board after regular review of association insurance policies

  • Assist Board in developing a scope of work for special projects; distribute scope of work to prospective licensed and insured contractors and compile sealed bid proposals for Board review; inspect special projects and report to board on progress

  • Assign full time, on-site manager if warranted

  • Assistance with homeowner mediation


Escrow/Refinancing Processing

  • Preparation of escrow requests including supplying approved meeting minutes, financial statements, budgets, lender certifications, demands, etc.
