  • Preparation of pro-forma budget and scheduling of reserve studies
  • Research of appropriate reserve accounts for Board review
  • Timely preparation of government required reports and scheduling of annual auditors

Assessment Collection

  • Preparation and distribution of monthly statements or annual coupon booklets to members
  • Lockbox or remote payment processing of member payments
  • Direct debit and credit card processing at the request of the homeowner
  • Aggressive collection of regular or special assessments including in-house, pre-lien, and lien processing of delinquent accounts

Site Management

  • Regular, contractual property inspections
  • 24 hour emergency services
  • Computerized work-order system for accurate tracking of maintenance requests
  • Prompt communication with Board and association members
  • Annual reporting to Board of new legislation affecting Common-Interest Developments
  • Review of scheduled maintenance, whether regular monthly maintenance or special projects
  • Inspection of complex with emphasis on governing documents, such as architectural or rules violations, implementation of Best Management Practices (BMP’s), and review of preventative maintenance practices
  • Advise Board after regular review of association insurance policies
  • Assist Board in developing a scope of work for special projects, distribute scope of work to prospective licensed and insured contractors, compile sealed bid proposals for Board review, and inspect special projects and report to board on progress
  • Assign full time, on-site manager if warranted
  • Assistance with homeowner mediation

Escrow/Refinancing Processing

  • Preparation of escrow requests including supplying approved meeting minutes, financial statements, budgets, lender certifications, demands, etc.
