- Full-Level Service – Recommended for communities 100+ units in size (Monthly Board Meetings and multiple property walkthroughs per month if desired)
- Mid-Level Service – Recommended for communities 51-99 units in size (Bi-Monthly or Quarterly Board Meetings and monthly property walkthroughs)
- Financials Plus – Recommended for communities less than 50 units in size (Annual Meetings with full assistance to Board Members revolving around all community needs)
We have offered the “Financials Plus” option to our smaller communities since 2008. Out of the 37 communities currently under this model, all have reported that there is no need to increase the frequency of meetings. The intuitive nature of our education and software allows Board Members to monitor all components of community maintenance at a mere fraction of what full service management would otherwise cost. With the “Financials Plus” option, you still receive a designated, certified CMCA and AAMC Manager who will guide and assist you throughout the year on all of the following needs that arise:
- Creating the Annual Budget
- Keeping all residents informed and satisfied through the use of our real-time, cloud-based software. All homeowners are provided with individualized online portals, allowing them to stay up-to-date on all pertinent HOA information and changes to Civil Code
- Planning projects, regardless of the scope or size
- Enforcing the CC&Rs and Bylaws in a strategic and professional manner
- Ensuring all dues are collected monthly. The Board of Directors receives reconciled financials monthly (which includes delinquency reports)
- Fostering great vendor relations with the exclusivity of Board Member online portals, which allows Board Members to digitally review and approve invoice payments
- Sending out annual ballots/year-end reporting and organizing the annual meetings with all newly updated civil codes
- Ensuring all State and Federal taxes are filed timely so communities remain in good standing with the Franchise Tax Board
The “Financials Plus” option continues to grow in popularity. This model saves homeowners and communities thousands of dollars, which can then be allocated towards other community investments.
